Whitefish Mountain Resort has over 100 inches of snow at the summit and it continues to snow so come on over to Whitefish and make some turns on the Big Mountain. The Real Estate market continues to be strong across northwest Montana with many properties changing hands since the first of the year. Sellers are still enjoying higher home values and a shortage of inventory. I have a few buyers ready to go if I could just find the right property for them. I expect to see an increase in inventory as spring arrives in the Flathead Valley. There are currently 138 residential listings in Whitefish under 1 million dollars and over half of those are condos or townhouses. It is likely someone is using something like Brokerkit to help keep track of this all. We sold 38 Whitefish residential properties so far in 2019. At that rate we will run out of residential product for sale in around 8 months. Bring on the springtime. If you are a property owner in Northwest Montana and are thinking about selling, now is a great time! Flathead 2018 home sales (with median acreage), by city and home style
Which home styles are sold in greatest (and least) quantities, across the Flathead? Does it vary by city? How many acres (or fractions thereof) come with which home styles, and does that vary by city? I was recently asked about the acreage which comes with home sales. This week, I’ve analyzed the 2018 single-family home sales across Flathead cities, which sold for prices between $150,000 and $600,000 (see chart). I’ve focused on two statistics: 1) quantity of homes sold by city and style (blue columns using left-side axis values), and 2) among those, the median accompanying acreage (gold lines using right-side axis values).
In every city but Lakeside, the log style had the highest median accompanying acreage. One-and-a-half to two-story and ranch-style homes sold in the highest quantities, across every city, and often by overwhelming ratios versus other styles. One-story-style homes sold in the third highest quantities, but they often had the least accompanying acreage.

2018 was a great year for Real Estate in Northwest Montana. I personally sold some beautiful properties and made some lifelong friends along the way. Every market experienced a nice increase in median home prices and a steady stream of closings. In my main market the Flathead Valley we have seen the Median list price on housing increase this year by 10% to $370,000 and the median sale price rose 12% to $275,000. Cumulative days on market or CDOM is down 9% to 89 days. There continues to be a shortage of lower priced opportunities for buyers. Some new subdivisions have been approved in Whitefish, Kalispell and surrounding cities. I anticipate that type of property will be in a good price range and continue to sell. Not seeing much subdivision activity in the county with larger parcels than in town. Montana’s somewhat recent Exempt Well ruling has made it difficult for developers to create new communities out of city limits.
