In the first eight months of 2017, residential properties with one to ten acres of land made up 22.2 percent of the residential sales. This is nearly the same as it was in 2016. The average lot size for this class of residential property is 3.72 acres and the median size was 3 acres.

SKI Magazine released its annual Resort Guide, which features top reader-ranked resorts and ski amenities, and once again Whitefish Mountain Resort has earned accolades.
Readers ranked Whitefish 10th behind Beaver Creek, Colorado. The local love marked the second best ranking in the Resort Guide. Whitefish Mountain Resort ranked ninth in 2015-16 and 11th in 2016-17.

We are half way through 2017 and the Northwest Montana real estate market is as healthy as ever. There have been 822 sales in our area through June which is an 11.1% increase over the same period last year. Average prices have held strong with a slight increase of just under 3%. Real estate sales volume bottomed in 2009 but has consistently increased every one of the past eight years.
The most startling statistic is the relatively low inventory of available properties on the market. As of June 30th, there were 1096 residential properties listed for sale. When you compare that to the 1,680 sales made in 2016, we only have a 7.8 month inventory of available homes for sale. When you consider that some of that inventory has been on the market for over 90 days (probably because they are overpriced), then the number of truly salable properties is very low compared to demand. This statistic says we have a very healthy sellers market!

Kelley’s Market Trends: Residential Sales
The month of May broke all previous records in the number of residential sales

The month of May broke all previous records in the number of residential sales. In Flathead County there were 209 residential sales, compared to 147 in May of 2016. In 2006 there were 173 sales and 2017 exceeded that number by 21 percent.
In the first five months of this year there were 619 sales, which is up 6.7 percent from the 580 sales at this time last year. The previous high was in 2006 when there were 657 sales in the first five months.
Mortgage interest rates are up from a year ago at this time, but down slightly in the last month. The current average 15-year rate is around 3.19 percent, compared to 3.92 percent at this time a year ago. The average 30-year rate is around 3.9 percent compared to 3.7 percent in June of 2016.

Operated and staffed by the Flathead National Forest, families love to visit the Summit Nature Center to learn about our forest and its local flora and fauna. Interactive games and exhibits make it fun to discover how to identify plants, trees and animal tracks and scat. Children ages 7-12 are invited to become Junior Forest Rangers – it’s free, it’s fun and includes an official badge and certificate. There’s also a coloring station for the little ones.
Families are encouraged to borrow an Outdoor Adventure Pack from the Nature Center and explore the outdoors. “Rockstars” is for kids ages 6-11. Cost is $225; camps run Monday through Thursday 9AM-3PM. This camp is all about learning the fundamentals of climbing, playing outside, learning about wilderness and nature, being a kid, and having fun!
“Stone Masters” is for kids ages 12 and up. Cost is $450; camps run June 19-22, July 10-13, and August 21-24. The first half of this camp will be day trips that will include outdoor climbing and whitewater rafting. The second half we will camp and climb at the beautiful Lake Koocanusa. Campers will leave camp knowing how to tie knots, belay, rappel, and basic wilderness skills.

Potter’s Field horsemanship curriculum is designed to give kids a working knowledge of horsemanship from the ground up, but they don’t stop there. They dodge tumbling boulders and surging avalanches. Hunkered inside high-powered heavy equipment, they navigate a narrow, often invisible path that ascends into the sky, twisting and turning up the mountainside along jagged cliffs and over a minefield of unstable surfaces. They sculpt walls of winter in the cradle of ancient glaciers, cutting through 30- to 50-foot drifts and chewing up 4,000 tons — 8 million pounds — of snow per hour, 100,000 cubic yards per spring.
These high-pressure operations are part of the Glacier National Park Road Crew’s age-old mission prepping the iconic Going-to-the-Sun Road for tourist season, a spring rite that plays a pivotal role in the park and surrounding region.
Starting April 1 and usually spanning 10 weeks each year, the 20-person crew braves this 50-mile highway, one of the most treacherous thoroughfares on the continent and the primary path into Glacier.
