    The Flathead National Forest on Monday issued its final decision notice that found no significant impact for the long-discussed Taylor Hellroaring project.

    A proposal to construct an extensive trail network on U.S. Forest Service land adjacent to Columbia Falls is also moving forward.

    The Flathead National Forest issued its draft decision last week for the Crystal Cedar project, which finds no significant impact for the plan to build nearly 25 miles of new trail just north of town. The proposed action also includes commercial timber harvest on 2,435 acres, as well as non-commercial harvest on 1,287 acres.

    Whitefish ranked no. 3 Ski Mountain

    SKI Magazine has named Whitefish Mountain Resort as the “No. 3 overall” ski resort in North America — the popular Whitefish resort’s highest ranking yet by the news outlet.

    This is the ski resort’s third appearance in the magazine’s Top 10 listings.

    SKI Magazine’s Resort Guide is the longest-running ski resort survey in the industry. Readers are asked to rank the North American resorts they have visited in the last two years in a variety of categories; the survey provides an additional opportunity for readers to speak to each resort’s greatest strengths through comments.

    Overall ranking, according to a press release, is determined by a combination of reader’s scores across 21 different categories.

    Whitefish earned 12 Top 10 rankings, including No. 1 in Local Flavor, No. 2 in Value and No. 4 for Service, Scenery, Charm, Apres and Overall Satisfaction. The resort also ranks No. 15 for Travel Ease, No. 20 for Terrain and No. 22 for Snow.

    “We are deeply honored to be named among the top resorts in the West in SKI Magazine’s 2020 Resort Guide; it is our mission to provide a memorable experience that is affordable, personal and fun. This year’s ranking is indeed a sign that skiers appreciate finding a ski area that values character, and makes guests feel relaxed so they can be themselves,” Whitefish Mountain Resort Chief Executive Officer Dan Graves said in a prepared statement.

    “This ranking illustrates our commitment to providing a high level of hospitality while maintaining the community’s unique and colorful qualities that set us apart, without charging a premium for it. Whitefish’s warm and welcoming personality extends beyond the resort to all the businesses throughout the community that take care of our visitors and go above and beyond to make them feel welcome.”

    Whitefish Mountain Resort is scheduled to open for the 2019-20 season on Dec. 6.

    Montana gets big economic boost from tourism

    Three-and-a-half billion dollars.

    That’s how much tourists spent in Montana in 2018. That’s a big boost in spending and it’s benefiting businesses all across the Treasure State.

    Newly-released numbers from the University of Montana’s Institute for Tourism and Recreation Research shows the number of people visiting Montana from out-of-state remained relatively the same.

    But, they’re spending more during their travels. In fact, they are spending 10-percent more than in 2017. Associate Director Jeremy Sage says, people are choosing to spend their extra money on experiences, like guided rafting trips, rather than souvenirs, and those experiences tend to cost more.

    Glacier and Yellowstone National Parks are a big draw for visitors, he says. Without those iconic parks bringing recognition to Montana, our economy would not be bolstered nearly as much.

    And the numbers prove it.

    In Glacier National Park, people spent one-point-two billion dollars, supporting one-point-five billion dollars in economic activity.

    The one-point-one billion dollars spent in Yellowstone National Park supported one-point-four billion dollars in economic activity.

    If you break down the numbers by county, Gallatin County received more than 814-million dollars in tourist spending, followed by Flathead County at 614-million dollars, Missoula County 307-million, and Yellowstone County 270-million dollars.

      Whitefish leads housing price index

      Whitefish Leads Price Growth in Northwest Montana since 2012

      Reported by the Northwest Montana Association of Realtors, October 2019

      Median means “in the middle”. So, with regard to list price, this means exactly half of homes listed are above this price and exactly half are below.

      The Northwest Montana Association of Realtors (NMAR) reports that the median home price in Whitefish in 2019 is $529,000; higher than 2018’s median price of $467,000.

      The average price is the total list price of all homes divided by the number of homes listed.

      NMAR reports the average list price of homes in Whitefish in 2019 is $928,573; slightly higher than $926,139 in 2018.

      Absorption rate is a term most commonly used in the real estate market to evaluate the rate at which available homes are sold in a specific market during a given time period. It is calculated by dividing the average number of sales per month by the total number of available homes.

      Whitefish has an 8% absorption rate in 2019; unchanged from 2018.

      Sales in the Whitefish area in 2019 have an average price of $618,370; much higher than $534,232 in 2018 as reported by NMAR.

      The median sale price in 2019 is $438,900; compared to $380,000 in 2018.

      With two months left in the year, the number of residential sales already surpasses last year with 329 sales; compared to 265 in 2018.

      New Nonprofit Collective Aims to Strengthen Local Food Systems

      Glacier FEAST is a newly formed nonprofit collective whose mission is to strengthen local food systems in the Flathead Valley.

      Local growers and food advocates formed Glacier FEAST (Farmers and Eaters Advocating Sustainability Together) “with the intention of supporting the expansion of Flathead Valley’s food growing economy into a thriving community-based system that is values-based and enhances the community’s economic, nutritional, social and environmental health,” according to a press release.

      “Recognizing that a fully-functioning system includes everyone (if you eat, you’re in!), Glacier FEAST, a project of FarmHands Nourish, seeks to build awareness and help connect the dots in the system by bringing folks to the table from all parts of the local food system, including: producers, processors, distributors, consumers, and recycling/recovery,” the group stated.

        Whitefish Real Estate Market Summary for July 2019

        In the Whitefish area, new residential listings totaled 72 in July 2019. The greatest growth was in the $350,000-$399,000 price range, similar to July of 2018.

        The number of active residential listings remains steady at 306 in July of 2019, similar to July of 2018.

        Forty-four residential units were sold in July of 2019, as compared with 31 units sold in July of 2018, with the greatest activity in the $250,000 to $349,000 range. The average days on market of these listings sold in July was 227 days, compared to 153 days in July of 2018.

        Land listings were not as active as residential. New land listings totaled 23 in July 2019. The most active price range was $150,000 to $199,999.

        The total number of active land listings was 220 in July of 2019, a bit lower compared to 269 listings in July of 2018.

        Thirteen pieces of bare land sold during July of 2019, compared with 26 pieces in July of 2018, with the greatest activity in the $100,000 to $199,999 range. The average days on market of these sold listings was 273 days, compared to 126 days in July of 2018.

          Smooth sailing: Flathead County residential sales by quarter past five years

          During which quarter of the year do the greatest (or least) quantity of homes sell? Q2 (April through June) runs amazingly neck-and-neck with Q3 (July through September) (see chart). For first quarter sales quantities, over the past five years, the slow uptick shot upwards noticeably in 2019. Q2 sales quantities have been almost identical, for 2017, 2018 and 2019.

          Eyes are on sales quantities for Q3 2019, which we’ve only just begun, as Q3 2017 showed a 15 percent spike over surrounding years. Outside of that spike, Q3 sales quantities have also been amazingly consistent for three of the past four years. The Q4 units sold grouping shows a nearly linear stair-stepped growth over these past four years.

          Q4 quantities were encroaching upon Q3 numbers, in 2018. One might summarize the chart as depicting a healthy picture of stability and manageable growth.

          40th Annual Whitefish Arts Festival

          This year will be the 40th annual Whitefish Arts Festival. It is an event that has become a highlight for many over the 4th of July weekend and is sponsored by Whitefish Christian Academy. An annual favorite throughout the Northwest, the Whitefish Arts Festival maintains a long tradition of high quality arts and fine crafts.           Real Estate Market Trends

          Last Fourth of July, we looked at the Flathead Country single-family residence sales quantities and median speeds (listing to contract) – and median list and sold prices per square foot. Let’s update the chart for this past year’s activity (since June 14, 2018), for homes whose original list prices were between $150,000 and $650,000 (see chart).

          Blue bars represent quantities sold over this past year, using the left-side vertical axis numbers. By far the greatest quantity of homes (200+) sold at the original list price. About half as many sold for 98 percent of their original list, stair-stepping downward from there in quantities sold through ranges of 97 percent to 90 percent of original list.

          Orange bars show that those homes which took longer to sell also sold for less of their original list price, with time-to-contract shrinking consistently all the way down to about a week for those selling at their list price.

          Glacier National Park website launches new page to provide real-time updates

          During peak season, Glacier National Park is choked with visitors. Cars circle lots with no open spaces, campgrounds are thick with tents and roads such as Two Medicine and North Fork are so busy that park workers are forced to restrict access.

          The park’s new Recreation Access Display (RAD) is designed to help ease the pressure of these summer crowds, giving visitors real-time updates on the status of parking lots, campgrounds and roads on its convenient web interface.

          Summertime means tourism in the Flathead Valley

          With more people discovering and visiting the Flathead, local hiker in Glacierstakeholders discuss how to maintain hold on the growing tourism industry.

          When summertime hits the Flathead Valley, it’s impossible to ignore the role tourism plays in the valley’s economy – the roads are full of cars and RVs, the campgrounds and hotel rooms are bustling, and Glacier National Park is packed with folks looking to get to know their national playground.

          Millions of people stream into the Flathead during the summer, with adventure on their minds and plenty of money in their wallets. The question for local business and tourism-based organizations is, how do we most effectively drink from what has become a fire hose of economic activity?

          That was the basis of a panel discussion at a recent Kalispell Chamber of Commerce luncheon, where leaders from various facets of the tourism industry discussed how to best take advantage of the natural magnetism of this place. The panel included Dawn Jackson with the Kalispell Convention and Visitor Bureau; Jeff Mow, superintendent of Glacier Park; Jeri Moon of the Northwest Montana Association of Realtors; and Alisha Shilling of Kalico.

          Whitefish Adopts Water Usage Ordinance

          New conservation measure will affect hours of outdoor watering

          The Whitefish City Council on May 20 adopted a new water conservation ordinance for city water users during peak summer months, limiting the timeframe in which residents can water their lawns.

          “This ordinance is not about using less water, it’s really about wasting less water,” Craig Workman, director of Public Works, stated in a release announcing the ordinance. “During the peak summer months, our existing infrastructure struggles to keep up with current water use demand.”

          Although infrastructure upgrades are planned, Workman said, they would not be in place for two to three years.

            Flathead active home market comparison, last four quarters

            Single family residences sold in the Flahtead Valley

            A third of the way through spring, how do the quantities of actively listed homes compare to prior quarters (see chart)? I’ve charted the quantities (bars) of homes active last spring (gold), last fall (grey), this January (orange) and now (blue) — by original list price ranges in $50,000 blocks. Findings: 1) availability of lower-priced homes keeps falling, 2) $250,000 to $349,999 home availability recovering from winter pull-back, 3) $350,000 to $749,999 about as thin as winter.

            I also charted the median Days on Market (DOM), which are the number of days since listing. These are represented by dashed lines of the same color as their counterpart quantity bars. Findings: 1) substantial shrinkage in time-on-market since January, 2) $200,000 to $499,999 fairly parallel to the DOM of last fall, 3) higher-end homes on market longer that those last spring.

            Montana’s two U.S. senators are pushing Amtrak officials for answers about the future of long-distance passenger trains, including the Empire Builder, which stops twice daily in Whitefish.

            Earlier this year, the Trump administration proposed drastically slashing Amtrak’s budget and having states pay more for passenger rail service. Amtrak officials have also been “reassessing” its long-distance routes to see if it can reduce the amount of federal money it needs to subsidize the services. Few details have been provided about what, if any, changes might be made or when those changes would be implemented.

            “Amtrak is trying to reassess how best to address the needs of rural communities and maintain mobility but also think of ways to reduce (federal) subsidies,” said U.S. Secretary of Transportation Elaine Chao during a hearing last month.

              Comparing real estate costs around the Flathead Valley

              Let’s nix the bar charts and look at a map of the past 12 months of single-family residence sales across the Flathead (see graphic). Almost 1,500 units sold during this timeframe, with the lion’s share costing between $125 and $200 per square foot. The legend, at the top left of the map, shows the ranges of dollars per square foot by color of map dot. The count of homes sold (by range) appears within the brackets, per range.

              The map shows the locations of the properties. Takeaways? Lots of greens near Kalispell and Columbia Falls. Whitefish spendy nearer the resorts. Somers, Kila and Marion show bargains. Broad pricing ranges in Lakeside and Bigfork. You CAN live near a lake affordably.

                Visiting Glacier Park in Spring

                Spring is a beautiful and quiet time to be in Glacier National Park, however park visitors must be more self sufficient for there are very few services open in the park in the early spring.

                Although some services adjacent and inside the park are open year round, most of the concession services and services adjacent to the park reopen for the season in late May to early June. During shoulder seasons, lodging and other guest services are available in gateway communities, such as in Whitefish.

                Bring your snowshoes, cross country skis and snow boots so you are prepared to enjoy lingering snow. Day hikes are also popular in spring. And don’t forget the camera!

                Snowpack Overview 2019

                Snowpack conditions generally improved across Montana during the month of January, but some regions still remain below, to well below normal for snowpack on February 1st. The first two weeks of the month were dominated by high pressure in many basins east of the Divide, while western basins saw snow trickle in during the first week, then transitioned to high pressure during the second week. The bulk of the improvements in snow pack totals were from the storm system that began during the third week of January, where significant snow totals fell in central basins along the east of the Divide, and in southwestern and south-central Montana. Snow pack in some of these regions was well below normal and this storm helped to improve conditions from January 1st.
